EARLY TERMINATION

If the tenant requests to end the tenancy early and the landlord agrees, the tenant will be liable for the landlord’s costs. These will not exceed the remaining rent due under the tenancy. The tenant will remain responsible for the rent until a new tenant has been found or the end of the original tenancy which ever the sooner. 

NEW TENANCY APPLICATION TERMS

If you decide to make an offer on a property, then you will be required to pay a Holding Deposit this will be equal to one (1) week’s rent on the property you have chosen. Subject to satisfactory referencing and move in dates being met, the holding deposit will be used towards the first months rent. If you withhold information from the application process that has a negative impact on the results and means that the let can not go ahead then Haig Lettings Limited will retain the Holding Deposit in full. 

You will have three (3) days to complete the necessary application forms and provide all required documentation for all parties. If you do not return all required documentation within the set time period, then the Holding Deposit will be returned to you and the property placed back on the market. The property will remain however, off of the market for a maximum of 10days whilst the application process is underway. 

If the landlord or yourselves pull out of the negotiations or the referencing is unsuccessful when all criteria was met and information disclosed, then the Holding Deposit will be returned to you in full. 

A move in date will be negotiated and confirmed at the initial offer stage and confirmed in writing to all parties. If the move in date is not met due to the tenants delay the Holding Deposit will be retained in full by Haig Lettings. 

On the day of the start of the tenancy agreement the First Month’s rent in advance and the Security Deposit (equal to five (5) weeks rent) will be due. The Holding deposit will be used towards this with your agreement. 

As part of the referencing a credit check will be carried out on all applicants. You will also be required to meet the affordability ratios; these are calculated using the rent per calendar month x 33% for tenants and 36% for Guarantors bonuses and commissions are unfortunately not taken into account unless they are guaranteed by the employer.
